Buying A Home ...
Important Buyer Information  1. In Georgia, agents provide legal representation to both buyers and sellers. Unless you have a signed buyer's brokerage agreement you will not have an advocate to look out for your best interest. The listing agent is committed to the seller's best interest, not yours. 2. The listing agent or the new homes agent in the sales center legally represent the seller. When they write up the offer, they are advocating for the seller – NOT YOU. They are required to keep the seller’s best interest in mind first and foremost. 3. Buyers in GA are expected to have their loan arrangements in order. If you fail to secure financing in the allotted time you can be required to close or sued for failure to perform. We know how to prepare you, walk you through the process, and ensure that your purchase is uneventful. 4. You can search the web to find homes, do research, drive neighborhoods, and collect data. Most buyers however do not have the ability to sift and utilize the data, apply it properly, and draw reasonable conclusions from it. We also structure your offer and ensure that the contract has your best interest in mind. This is what we do full time, all of the time. We have the expertise, the resources, access to qualified experts in other fields, and the ability to find your next home and keep you out of significant trouble.  What we do to help you with your home purchase Listen –We’ll ask questions, probe, suggest, and ensure that we fully understand what it is that you want. Then we’ll find your dream home. Research –We research homes before we go out. That way, the homes we physically walk into will have already passed our test. Advise – It is all about you being happy in the home you decide to buy. No pressure – Most buyers start their home search on the internet and they start it quite early, sometimes months before their actual move. We want to be your point of contact during that time. Real estate transactions are lawsuits waiting to happen. Are you aware of the myriad of traps within disclosures, surveys, appraisals, inspections, title searches, loans….Miss something and the headaches start. Most By Owner sellers set an asking price way above market value for their homes as they price their homes base on what they "need" and not based on current comps and market conditions. They usually do not take the commission they are trying to save off their asking price. If there is no commission, shouldn't you get the house at a better price? Most For Sale By Owners will agree to buyer's representation. Let us investigate value and negotiate on your behalf before you overpay. New Homes -- STOP! That agent in the sales center represents the builder, not you. Of course they are very happy to see you; it makes their life easier not dealing with a buyer's agent. The builder pays full commission regardless if you have representation or not - you are not saving any money. Sometimes the builder actually pays their on-site agents at a higher rate if there is no buyer's agent involved. An unrepresented buyer means a much easier sale for them. Buyer beware! Every buyer in Georgia by law has the right to representation. Do not let them tell you otherwise. Discount Brokers – STOP! Just a bit better than For Sale By Owners. These firms charge a flat fee to the seller and disappear. Most will write a basic contract but that’s it, the seller responsible for handling everything else. Call us and let us negotiate with an emotional and inexperienced seller for you. It will increase your chances for a smooth transaction by 100%. 20% of the agents do 80% of the business in real estate. We’ve helped buyers for years.
