Should I Upgrade My House Before Selling?

This is a dilemma many homeowners face just before listing a house for sale. Will you recover the value of the updates or renovation? Will the upgrades make your Towne Lake or Woodstock home sell faster? Is the irritation of living there while the home improvement is in process worth it?

I’m about to give the answer everyone hates to hear—it depends. I say this because without knowing the condition of your home or the particular upgrade, it’s hard to give you a definitive answer. If you want to add gold-plated faucets or more energy-efficient windows, it’s safe to say you are not going to get all these costs back by way of a higher selling price.

On the other hand, if you know the roof is old or even shows areas where it’s been patched with newer materials for a temporary fix, a new roof could be a good investment. In fact, the National Association of REALTORS® and the National Association of the Remodeling Industry (NARI) recently ranked new roofing as one of the best areas to add value to your home in its first-ever “Remodeling Impact Report. ” The report looks at the resale value and customer satisfaction of 12 interior and eight exterior projects. If your home interior is painted with some very unique colors that most people would not select (like bold or pastel colors), investing in changing these rooms to more neutral colors can definitely aid in selling your home more quickly. Walls and flooring are two of the biggest things people see when touring your home. If they see several rooms that will need repainting, this can be a turn-off because they foresee a big, messy, costly painting job in their near future.

With something like flooring, unless it’s a serious eye-sore (huge dark stains or even holes in the carpeting), an easy fix here would be to offer home buyers a flooring allowance. You don’t have to deal with removing everything from rooms to have new flooring installed and buyers have the advantage of selecting their own colors.

If nothing in your home has been replaced or updated since it was built in 1995, there’s a very good chance kitchen cabinets, appliances, bathrooms or light fixtures are outdated.

Whatever your remodeling plans, if you have a good idea that you will be moving within the next couple years, neutral is best. Paying for exotic trees in your landscaping or extremely busy, marbled counter tops is probably not recommended. Think tans, creams, whites and similar neutral tones. Black counter tops are not for everyone. The same is true for several of the less expensive countertop materials.

In the Woodstock real estate market where it is still very much a seller’s market, you might have a bit of leeway that everything does not have to be absolutely perfect. However, what we are seeing in the Cherokee County real estate market is that the best homes are going under contract very quickly. Those with “fixer-upper” issues are still not buyers’ first choices.
